Service Description

Our mission is to ensure that the entire transaction, from the executed contract to the closing table, goes well for you and your clients. We do this by helping you with every day contract administration once the contracts have been signed. In addition to ensuring sure deadlines are fulfilled and that we close on time, we guarantee that all parties involved are kept informed of what is happening during the transactions. While you are away from the office doing what you do best—opening doors and selling homes—we are your assistants. Allow us to handle the paperwork. *Check the completed contract for correctness and compliance issues, and make sure the proper addenda are included and properly executed. *Send a transaction overview form with contact details and contract-related dates. *Manage and send calendar invites with important dates to agent's preferred email. *Coordination of earnest money deposits and receipts. *In order to promote effective communication throughout the process, we will introduce the parties. If the agent is working on behalf of the buyer, arrange inspections and give them a list of the needed repairs. (Agents are responsible for any negotiation of said repairs) Prepare modifications in accordance with the agent's requests. Give buyers alternatives for house warranties, and coordinate the purchase with the title firm. If necessary, make it easier to schedule and buy a new survey. Assist contract cancellation, if necessary, by reminding the title firm to release cash and providing the termination notification. Assist with organizing, arranging, and exchanging repair update information. Follow up with the parties in charge of any contract-related contingencies, such as those involving third-party financing, HOA documents, a resale certificate, a sale of another property condition, the seller's temporary leaseback, etc. Provide utilities information to the purchasers after verifying it with the seller. Remind customers to turn on or off their utilities. Plan the close and the last inspection with the customers and the cooperating agent. Send clients emails with specific instructions on how closing will happen, including funding, money exchanges, and key exchanges. Remind the agent to prepare the client's closing gift one week before the closing. Check the Final Statement's accuracy with the agency. Remind the agent to follow up with the client after closing and to send a review reminder by sending template emails and
